Portion of Section 23-2-1.5 ( 9.07 acres MOL) a. This has been surveyed off of a section containing approximately 100 acres MOL. It has never been recorded as a separate parcel. b. My lawyer had no reservations about the dividing or recording of this parcel. It is probable that this parcel could never obtain a building permit for a home, and I think that would need to be addressed in any presentation, possibly including a written disclaimer. Ideas for selling the 9.07 acre parcel: Facts: 1. The parcel has a creek running by it that drains a huge area to the south. The depth and volume of the creek should increase when Aldi Markets (Spring Engineering) puts in a new culvert under Strauber Memorial Highway and asphalts/cements a large portion of their building site. 2. We had correspondence with Cumbey & Fair, Inc., who represents the owners of one of the properties to the east. They are required to also put in a larger culvert, under Stauber, in a different area, to drain their property when it is eventually built. 3. There is a portion of upland in the corner of Strauber Memorial Highway. 4. There is an island that the creek flows by on the way to the gulf. 5. People often carry small boats to the creek to reach the gulf. 6.
